Who can qualify for a VA loan?

How much is the VA funding fee?
For VA-backed purchase and construction loans, VA currently publishes the following schedule. Exempt borrowers may owe no funding fee.

The VA appraisal is not a home inspection
The VA appraisal establishes a value opinion and reviews VA Minimum Property Requirements. A separate home inspection is designed to help the buyer evaluate the property's physical condition in greater depth.
We generally recommend buyers understand the difference before deciding whether to waive or limit inspection protections in a competitive offer.
What if the value comes in low?
The VA Escape Clause can protect an eligible buyer from being obligated to complete a purchase above VA's established reasonable value. Depending on the contract and circumstances, the buyer can renegotiate, choose to bring an allowable difference, or exercise applicable rights.
Can a VA offer compete in Texas?
Yes. The financing is often not the issue—the presentation and execution are.

Can the seller pay closing costs on a VA loan?
Yes, subject to VA rules. Sellers can pay certain closing costs, and seller concessions are subject to VA's separate concession rules. The contract and Loan Estimate should show exactly how credits are being used.
What is the VA appraisal?
The VA appraisal provides a value opinion and reviews VA minimum property requirements. It is not a substitute for an independent home inspection.
What happens if the VA appraisal is below the purchase price?

Can I use a VA loan on a duplex, triplex, or fourplex?

Can I use a VA loan to build a home?
