What is a jumbo loan?

A jumbo mortgage is a conventional, non-conforming loan with an original balance above the applicable conforming loan limit established by the Federal Housing Finance Agency for Fannie Mae and Freddie Mac.

For 2026, the baseline conforming loan limit for a one-unit property in most of the United States is $832,750. The applicable limit can be higher in designated high-cost areas. Jumbo loans are funded under private investor guidelines rather than the standard conforming acquisition limits, so qualification can vary substantially from one jumbo program to another.

Some jumbo investors may use Fannie Mae Desktop Underwriter (DU) or Freddie Mac Loan Product Advisor (LPA) findings as part of their underwriting process. That does not make the loan conforming; the selected jumbo investor's guidelines still control.

Why lender selection matters

Jumbo guidelines can differ dramatically between investors.

On a jumbo file, shopping the lender can matter just as much as shopping the rate.

One lender may be stronger for high LTV. Another may be better for large asset positions, first-time buyers, multiple financed properties, ARM pricing, interest-only terms, cash-out, second homes or automated underwriting. A bank can only show you its own rulebook.

Capital strategy

A 20% down payment is not automatically the best jumbo strategy.

For borrowers with substantial liquidity, the question is often not “Can I put more down?” but “Where should this capital work hardest?”

A larger down payment can reduce the loan amount, payment and interest expense. A higher-LTV jumbo structure may preserve liquidity for investments, business needs, reserves, renovations or other financial priorities. The correct answer depends on pricing, incremental cost of leverage, expected hold period and the borrower's broader balance sheet.
