Brazos County Homestead Exemption: How to File and What It Really Means for Your Taxes
If you own and live in your home in Bryan, College Station, or elsewhere in Brazos County, the Brazos County homestead exemption is one of the most important property-tax steps you can take after closing. It does not erase your tax bill — and it is not a Guarantee Mortgage product — but it can lower the taxable value on your principal residence once the appraisal district approves your application.
This guide explains what the exemption does under Texas law, who typically qualifies, how savings actually work (without a fake “save $X” promise), how a Bryan city address still files with Brazos CAD, and how to file with Brazos Central Appraisal District (Brazos CAD). Always confirm current instructions and deadlines on the CAD site before you submit.

What a residence homestead exemption does in Texas
Texas has no state property tax. Local taxing units (school districts, cities, the county, and special districts) assess and collect property taxes. A residence homestead exemption removes a portion of your home’s appraised value from taxation for qualifying taxing units — which can lower what you owe.
Per the Texas Comptroller (retrieved 2026-10-01):
- School districts must provide a $140,000 general residence homestead exemption under Tax Code Section 11.13(b).
- Taxing units may also adopt a local-option residence homestead exemption of up to 20% of appraised value (not less than $5,000) under Section 11.13(n).
- Counties that collect farm-to-market or flood control taxes must provide a $3,000 residence homestead exemption under Section 11.13(a).
Comptroller example (methodology, not a Brazos County quote): If a home is appraised at $300,000 and qualifies for the $140,000 school homestead exemption, school taxes are calculated as if the home were worth $160,000 for that exemption amount. Local-option exemptions, if adopted by other taxing units, can reduce taxable value further.
Your actual bill still depends on:
- Appraised / taxable value after exemptions
- Which taxing units cover your property (city, ISD, county, ESDs, MUDs, etc.)
- Each unit’s adopted tax rate for that year
Brazos CAD appraises property for multiple local entities, including Brazos County, the cities of Bryan and College Station, Bryan ISD, College Station ISD, and several ESDs and MUDs (see the entity list on brazoscad.org). Rates and exemptions can differ by jurisdiction and year — verify on your notice and the local tax-rate database Brazos CAD points to (brazos.countytaxrates.com).
Why we do not publish a single “save $1,500” figure
Older marketing language sometimes claimed homeowners “save up to $1,500” (or a similar fixed range). That number is not a verified Guarantee Mortgage calculation for every Brazos County home, and it can become misleading as school exemption amounts and local rates change.
A more honest way to think about it:
- Take the exemption amount that applies to a taxing unit (for school taxes, start with the Comptroller’s $140,000 school homestead figure when you qualify).
- Multiply by that unit’s tax rate (expressed as a decimal).
- Sum across units that grant you the exemption.
- Remember: local-option percentages, additional age-65 / disability / disabled-veteran exemptions, and tax ceilings (where applicable) change the math.
For a rough planning estimate of taxes on a purchase you are considering, you can also try Guarantee Mortgage’s Texas property tax estimator — then confirm final figures with Brazos CAD and your tax assessor-collector. Estimators are illustrative; they are not a tax bill or tax advice.
Who typically qualifies
Brazos CAD describes a homestead, in general, as the home and land used as the owner’s principal residence on January 1 of the tax year. The Comptroller’s rules align with that idea: you need an ownership interest, you must use the property as your principal residence, and you generally may claim only one residence homestead exemption in or outside Texas.
High-level points (confirm with Brazos CAD for your situation):
- Principal residence as of Jan. 1 for the tax year you are applying (unless you qualify under mid-year / new-owner rules when the prior owner did not receive the same exemption).
- Ownership interest in the property.
- You do not claim another residence homestead exemption elsewhere.
- One homestead at a time in Texas for this purpose.
If you recently bought in Bryan or College Station and the previous owner already had the exemption for that year, ask Brazos CAD how mid-year qualification works for your closing date. Do not assume the exemption transfers automatically without an application.
Age 65 or older, disabled, and disabled-veteran categories (high level)
Texas law provides additional residence homestead relief beyond the general exemption. Per the Comptroller and Brazos CAD’s public taxpayer summary (retrieved 2026-10-01):
- Age 65 or older: School districts must provide an additional $60,000 residence homestead exemption (Tax Code 11.13(c)). Local taxing units may adopt further local-option amounts. A surviving spouse age 55 or older may be eligible for a deceased spouse’s age-65 exemption in certain circumstances.
- Disabled persons: Additional homestead exemptions may apply when the applicant meets the Social Security disability definition used in the Tax Code; Brazos CAD notes disabled applicants generally need a Social Security determination letter.
- Disabled veterans / surviving spouses: Partial or total exemptions may apply depending on VA disability rating and statute (including 100% disabled-veteran homestead relief in qualifying cases).
- Tax deferral (not cancellation): Homestead owners who are age 65+, disabled, or who qualify for certain disabled-veteran relief may be able to defer (postpone) taxes by affidavit; interest still accrues and taxes are not wiped out. Get current forms and rules from Brazos CAD.
These categories have documentation requirements. Treat the notes above as orientation only — file the correct application and supporting documents with the appraisal district.
Homestead exemption Bryan TX: city home still files with Brazos CAD
If you searched homestead exemption Bryan TX, you are still in the right appraisal district. Bryan sits inside Brazos County. Residence homestead applications for a Bryan address go to Brazos Central Appraisal District (Brazos CAD) — not to City Hall as a substitute appraisal office.
Texas has no statewide property tax. Local taxing units set rates and grant exemptions; the appraisal district appraises property and administers most exemption applications. For a typical Bryan parcel:
| Role | Who | What they do |
|---|---|---|
| Appraisal district | Brazos CAD | Appraises value; receives homestead applications; decides qualification |
| City taxing unit | City of Bryan | City tax rates and any city local-option exemptions |
| School taxing unit | Bryan ISD (when that is your ISD) | School taxes; mandatory large general school homestead under state law |
| County taxing unit | Brazos County | County taxes and any county local-option homestead relief |
| Other units | ESDs, MUDs, etc. | Appear on your notice when they cover your parcel |
Takeaway: A Bryan mailing address does not mean you file homestead paperwork at City Hall instead of the CAD. Per the Texas Comptroller, exemption applications are filed with the appraisal district in the county where the property is located. For Bryan, that is Brazos CAD (Pendleton Drive office in Bryan — still the CAD).
Your bill is a sum across units, not one “Bryan tax.” School relief applies to school taxes; city, county, and special-district taxes depend on what those units grant. Local-option amounts change by year — verify on your Notice of Appraised Value and Brazos CAD’s current exemption-amounts publication. For illustrative planning only, try Guarantee Mortgage’s Texas property tax estimator or rate context at brazos.countytaxrates.com, then confirm with CAD.

How to file with Brazos CAD (2026 portal note)
Applications for homestead exemptions are filed with Brazos Central Appraisal District, not with Guarantee Mortgage and not with the Texas Comptroller’s consumer help desk as a substitute for the CAD.
Primary contacts (from brazoscad.org, retrieved 2026-10-01):
- Website: https://brazoscad.org/
- Online forms / Taxpayer Portal: https://forms.brazoscad.org/#/home
- Email exemption applications: exemptions@brazoscad.org
- Phone: 979-774-4100
- Office: 4051 Pendleton Dr., Bryan, TX 77802-2465 (Mon–Fri 8:30 a.m.–5:00 p.m.)
Deadline language (verify every year)
- The Comptroller states the general deadline for filing an exemption application is before May 1.
- Brazos CAD’s tax-code calendar and local practice often treat April 30 as the last day for certain exemption filings.
- Some situations (for example, becoming age 65 or qualifying as disabled during the year) have special timing rules under the Tax Code.
Action: Check the current Brazos CAD tax calendar and applications pages before you rely on a date from any blog post — including this one.
Filing paths that are current as of early 2026
In February 2026, Brazos CAD announced that its Online Forms Portal was consolidated into a single Taxpayer Portal (software-provider change dated around Feb 19, 2026). Older step-by-step instructions that only describe a separate “request E-File PIN / register” flow on portal.brazoscad.org may no longer match what you see on screen.
Recommended approach:
- Start at brazoscad.org and use Online Forms (or go directly to forms.brazoscad.org).
- Create or sign in to the Taxpayer Portal account if the site requires it for homestead filing. If you previously had only an old Online Forms login, CAD’s notice says you may need a new Taxpayer Portal account.
- Submit the General Residence Homestead Exemption application (and any age-65 / disability / disabled-veteran forms that apply).
- Brazos CAD states that homestead applications must be accompanied by a copy of the applicant’s driver’s license (or other identity information required by the Texas Property Tax Code). Affidavits may also be required in some cases.
- Alternatively, email a complete application package to exemptions@brazoscad.org, or obtain forms from CAD / the Comptroller forms library and file as CAD directs.
- Keep copies of what you submitted and watch for CAD correspondence (including any homestead-audit letters if those programs are active).
If the portal UX changes again, follow the prompts on the official CAD site or call the office. Do not treat a third-party blog’s click-path as more authoritative than Brazos CAD.
After you file
Brazos CAD’s chief appraiser determines whether the property qualifies. Once approved, the exemption should appear on future appraisal / tax notices. If something looks wrong on your notice, contact Brazos CAD promptly — protest and notice deadlines are separate from exemption filing deadlines.
How this connects to buying a home in Bryan–College Station
Property taxes are part of your monthly housing cost (PITI). When you compare homes in Bryan vs College Station, or new vs existing construction, model taxes with and without homestead relief for a primary residence — and remember investment properties generally do not get a residence homestead exemption.

FAQ: Brazos County homestead exemption
Do I have to reapply every year?
Residence homestead exemptions often continue once granted, but you must notify the appraisal district if the property no longer qualifies, and some situations require a new application (for example, certain age-65 / disability filings). Confirm ongoing requirements with Brazos CAD.
I just closed after January 1. Can I still get the exemption this year?
Possibly, for a portion of the year, if you qualify and the prior owner did not receive the same exemption for that tax year. Ask Brazos CAD how mid-year qualification applies to your deed date.
Does the homestead exemption apply to my whole tax bill?
It reduces taxable value for taxing units that grant the exemption. School districts must grant the large general school homestead amount described by the Comptroller; other units may have different mandatory or local-option amounts. Your total savings is the sum across units — not one universal discount.
Is there a separate City of Bryan homestead office?
No. A Bryan address still files the residence homestead application with Brazos CAD, not with City Hall as a substitute appraisal district. See Homestead exemption Bryan TX above for city / ISD / county vs CAD roles.
What about Brazoria County or other counties?
This article is for Brazos County (Bryan / College Station). Other counties have their own appraisal districts, portals, and local-option exemptions. Do not assume Brazos CAD instructions apply elsewhere.
Is Guarantee Mortgage the appraisal district?
No. We are an independent residential mortgage broker. Homestead applications go to Brazos CAD. We can help you understand how taxes affect a mortgage payment estimate when you buy or refinance.
Where can I get official forms?
Brazos CAD forms pages and the Comptroller’s property-tax forms library. Online homestead filing is available through CAD’s Taxpayer Portal / forms.brazoscad.org. Comptroller Form 50-114 is the statewide residence homestead application PDF when you need a paper form.
